Lands & Riches looks after property in Telangana and Andhra Pradesh for owners who live elsewhere, mostly NRIs in the United States. The work is unglamorous and long-term: keep the title clean, keep the tenant paying, keep the taxes filed, keep the owner informed.
Twelve years of local ground truth
The firm was built around a simple observation: property in Telangana and Andhra Pradesh does fine when someone trustworthy is paying attention, and gets into trouble when no one is. Owners who move abroad rarely have that someone.
Over 12+ years we've handled rentals and maintenance, encroachment and title disputes, NRI tax and repatriation, construction on idle plots, and the delicate work of handing property down to children who grew up overseas. The common thread is distance: clients who trust us because they can't be here to check.

My life in the United States taught me the true value of operational efficiency, high standards of service, time management, and deep commitment to my work.
When I returned to India in 2012, I began handling complex legal and administrative issues for lands and residential properties. Through this work, I noticed a major challenge: absentee property owners desperately needed a trustworthy partner to protect and manage their investments back home.
To bridge this gap, I combined my engineering background with a formal study of the law, earning my LLB degree between 2018 and 2021.
Today, I bring this unique blend of engineering discipline and legal expertise to offer you complete property solutions including management, maintenance, security, construction, and legal advocacy designed to resolve your issues and give you total peace of mind.
